We thought about flipping/rehabbing them but have found that they'll be worth more if we re-build.

I would add that land is highly regional.. some of the things you mention should be self evident in a physical inspection.. and depending on where the land is it may or may not have any true underlying value.IE.. take a bare lot in an area were homes sell for far less than it cost to rebuild them.. in those areas lots are basically worth zero.. 

Rarely will a company do all 3. 1) Boardup companies: As the name suggests, these companies only do boardups.   2) Restoration companies: They're involved in the demo, drying, smoke sealing & clean-outs of all the debris from the incident. 3) Rebuild/Rehab companies.

Do you wanna rebuild or just pay off note and walk away..... 

You wouldn't expect the seller to be forced to rebuild it for you.

The insurance guy said in his defense, "We are working with tools that estimate the cost to rebuild the home after a total loss.

I have a large home in Redding CA that I lease out to someone that rents rooms out to women that are rebuilding their lives after various life traumas. 

I'm a buy/hold investor and rehabber, and I just "hand shook" on a deal to restore my brother's property and help him rebuild his retirement income/legacy to his children.
