It sounds like a classic risk/reward issue, not like an "open-shut" case as depicted from all my research I've been doing so far.I'm trying to realize if I'm missing something here, will appreciate your inputs.Please forgive me if this question seems trivial, I tried looking up the answer prior to this post but most of the cases I've seen spoke about different cases (low initial liquid assets / high cash-flow properties + snowballing / etc)Thanks

Soon I would like to take the plunge.My girlfriend and I are not married and do not have any properties yet.In the next 5 years, both will become a reality though.I envision us buying a property or two before marriage, and then buying many many properties as a married couple.Any advice on how to make sure we each are rewarded appropriately for our business efforts?

@Joe Threats You're assuming a lot of risk by going with a HML...and you're going to get killed on points/interest...my personal opinion is that it doesn't make sense unless you are entering a huge equity position from get go...risk may bring reward.

I guess as with everything it's all a balance of risk and reward...

I sit on 4 baggers and have reaped the rent rewards ever since.

Your choice would be to earn $750 per month in income and hoard th ecash in yur property praying the markets do not turn or sell and reinvest to earn potentially $2900 per month.Probably the same risk with more than 3X the reward.

Life rewards those who take risks- educated risks!

For example, structures that give the sponsor a better reward for performance are better in my opinion than ones that do not. 

I use a rewards credit card and pay the balance off every two weeks.
