But if you prefer stability and want to minimize future risk, the conventional loan provides more certainty.Ultimately, the decision depends on your cash flow needs, risk tolerance, and long-term strategy. 

Once you've determined your objectives, look for markets preferably close to yours with active job growth, population growth and an economy without too much fluctuation.

I could care less whether a person has disabilities or not, what their race, gender, sexual preference, religion, or political affiliation is, or how many tattoos or piercings they have, etc.

That is no different than any other niche.
