Not to mention tenant-caused issues like water and pet damage, the occasional eviction/costly turnover with damage/several months lost rent. 

Does the property management company usually take a percent of the non refundable pet fee or not?

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Pet- or kid-friendly yard.

One tenant has 2 dogs I never saw when I toured the place and there is no pet addendum on the old leases that I was given.

It's an old building that was owned by a slumlord and there are a lot of pets living there.

Lights on, blinds open, vacant home, pets removed, beds made, dishes put up and all the other things we want done to sell the house.I have no idea if the appraisal was biased or not, but get 3 appraisers to measure the house and they all come up with different sizes.....pictures or no pictures.

Thankfully, the fence is more cosmetic than anything (no pets on prem), so fixing it isn't at the top of the priority list at the moment (it will just be an eye sore until the spring).Thanks again for the input!

When negotiating things like pets, late fees, adding a roommate, making improvements etc. if I have to say “No” I just reference the lease or say it’s against our business policy.
