Courtesy of Dodd Frank, its doubtful the self employed will ever be viewed by lenders as favorable as a w2 employee.

They can also be more forgiving on condos (warrantable versus non) at times.

Ignore the $1,250 per month because that's your cost of housing, if you didn't pay that on the home you'd have paid that in rent so that's a non factor. 

My umbrella policy just sent me a non-renewal because Steadily is underwritten by Fortega which is not at least B+ rated. 

Never heard of them, is it a hard money lender?

Also find a lender who can move fast - we have several that can close in 15 days and less.  

Having a solid team around you like agent, lender, contractors etc.

I'm happy to share my experience as both a flipper and a lender.

If this is simply you not wanting to accept partial payments and the rent is current, stop accepting it - and send a Lease Violation/Notice of Quit for Non-Payment of Rent - and force the full rent to be paid per the lease or start eviction.
