I guess if making money was easy, everyone would do it.Option 1: looks to be net neutral in the best of cases. 

It consumes years of cash flow just to achieve a neutral position.

If you paid a management company, you are probably cash flow neutral for the 10% management fee and leasing commissions.  

You are not supposed to install two neutrals in the same busbar, but as long as both wires are tightly secured, there is no safety danger.

So unless they are all driving expensive cars and making what they feel is a lot of money - a lot being defined as the same or more than the person they are thinking about (ie. you) they will feel neutral to bad about the expense.

This would put me in a cash flow neutral position.I was planning on retiring in 3-5 years and so the positive cash flow would be very helpful then, but if I cash out, I could use this for the down payment on another property. 

For finishes I am going to hazard a guess that you will do well with vinyl plank and neutral paint.
