One of the toilets is likely cracked near its base (it leaked “clean” water when flushed) so we were going to replace it… that and the whole house needs some cleaning (we are already spending 10k of our own escrow to clean the place and move items out.

They created a list of items they want completed...you dont finish that list...you dont get a dime from the Draw.

These are in no particular order I suppose but all good items to look at when you are trying to understand a market well (especially for the first time!)

Proper's quote came in 3x as much as State Farm's (although we could probably get that number down if I go item by item to remove a bunch of unnecessary items).
