I recommend sitting down for an hour and learning how to develop a simple model in Excel yourself.When looking at properties you will often time have edge-cases where there are unusual sources of income and expense that might not fit in a calculator like this.

So, if you can find a make/ model of the door, that might help inform you as to how old it is. 

It looks like it is a gas water heater but if you're still not sure, you can always check the model number in a google search.

With you having taken the program, do you think the courses were built based on someone who already have knowledge in real estate or someone like me whose only knowledge in CRE are based on Forums, Youtube, free crash courses on financial modeling, and internet searches. 

There are certainly outside cases, but you wouldn't want your business model to focus on that.
