I want this amount invested to be material - if the deal goes south, they should lose, and the amount needs to be large enough and meaningful enough to them that they will have a healthy fear of loss, not just optimism for upside. - How long have you been executing this strategy in this market?

I think if you want to put in the sweat equity to do direct mailing, focus most of your energy in researching a specific property owner and specifically target a narrow property owners with specific marketing material probably better than spending money on large number of postcards.

@Hillary Klumppit's tough to find good deals, as there is lots of competition for good deals among both homeowners and investors; good contractors are booked up, sometimes for years; materials are still expensive; appraisals are inconsistent; prices have leveled off and so aren't helping on the refinance.it's great that you have flip experience!

It's only a material problem if they aren't providing to the greater society, and the reality is it's hard to tell right now but I would bet you'd see the one's in real control appreciate their contributions more than they find it a detriment.
