Look further out in peripheral markets or find properties that have serious problems that you have the skillset to remedy is what a lot of other investors including the institutional outfits are doing so as the small guys we have to be willing to go further out or take on bigger problems... or be patient.

While there are good arguments to be made for both small and larger brokerages I found that Raveis was a good outfit for me to start with.

We bought it brand new, outfitted it with far to many options but in all honesty I really don't regret it.

I noticed a few months ago that someone/outfit had finally purchased it.

There are many good outfits in Chicago who do only that.

., I would feel comfortable going to meetups, and I feel that in some ways, being a woman is an asset because *some* men find it intriguing/refreshing to see women appear in a heavily male-dominated industry, so are more inclined to chat and help - with or without ulterior motives is another story.But what I do find concerning is the stigma that sometimes comes with a female investor... because real estate investment is looked at as a "masculine" activity which is perceived as unconventional for women to dabble.

NO they just lie to them that they are a cash buyer when they are not.. or they lie to them about the true value but other than that your right no gun to their head.I funded at least 250 wholesale deals in Orlando a few years back but the out fit that did it was licensed  ( Altura ) you may have heard of them.. and I only suspect they were because there was so much money being made they did not want to run afoul of the law.. 

I am not saying this outfit is a scam but their advertisement causes me concern.
