The more of the following you are able to provide, the higher a price you can request:Inspection report by licensed inspector, legitimate sold comps within 0.1 mile range, roof warranty from licensed roofer, permits for the work performed, disclosure of how much electric/plumbing/HVAC was replaced, warranty for the heater (if new) or disclosure of what service was performed, age of windows and grade of windows (if new), warranty on appliances (if new), last service on appliances (if used), grade/brand/color/installation date of cosmetic materials (flooring, paint, etc.), etc.If tenant in place: strong lease terms, proof of payment history, screening criteria including personality screen, security deposit & last month rent held, annual lease term, etc.

@Brandon LorenzFirst, self-directed Solo 401k plan is not for everyone, you need to be self-employed or have a legitimate business in order to set one up, but you can always go with self-directed IRA.Now, before deciding to set one up you have to decide on how you are going to invest those funds.

This information will never show up in a report, but could move the needle on the final number the appraiser comes to.Your best bet is to go through the report with a fine tooth comb and figure out whether or not the appraiser came to a legitimate conclusion based on the information available.

I am kind of new to this still so don’t beat me up too bad guys, it’s just a legitimate question that’s been on my mind lately.I had a lower priced listing that recently sold and it did actually have 2 offers in one day after 8 months on market, so I know firsthand that it does and can actually happen but in my particular market, multiple offers are simply not the normal.
