Updated some of the furniture and kitchen items.

Currently buying a duplex that needs a full gut and renovation including windows, roof, floors, hvac, plumbing, drywalling, kitchen, and bathrooms.  

You've got plenty of time to get creative with your investments, but my biggest advice for our first-timers in Denver and Colorado Springs is to not overthink it. 

New roof and basic upgrades to kitchens kept the existing tenants.
