Replacing 2 bdrm kitchen for max rents.

Last year I attempted to turn off the water supply to the dishwasher and crushed the valve with my bare hand, flooded the still new kitchen, damaged the subfloor, $2000 in repairs.

The good news with plumbing systems and houses from the early 1900s is that they were only servicing a kitchen and very rarely more than 1 bathroom.

They used my backyard for filming, the garage for equipment set up, and my porch and living room/kitchen for everything else.I didn't expect (or even think about) all the cars that showed up, so I would say PARKING is a big consideration.  

Just seeing the kitchen doesn't tell you more than what the photos show. 

With that said, installing a new bathroom or kitchen sink is increasingly expensive and on the coast (or any rural-ish location) contractors are notoriously unreliable..let's be honest, remodeling is always trouble.  

Do you charge for small cleaning items, like windows weren't cleaned, oven needed a quick cleaning and kitchen cabinets needed wiped out?  

Find a property with updated kitchen, bathroom, updated fixtures, no carpet and brand new appliances.
