These are all close to two major colleges and the houses are rented to college students. 

If it can be students oriented I would go for it.

It was thought that students from a nearby school would be the primary tenants. 

I have no capital as a college student here in Pensacola FL.  

I have student loan debt in the 20k area, and drive paid off vehicles that require a lot of upkeep to keep running me 120-150 miles round trip to work.

Normally, that is what college students do, and it is justified because they pay their rent through student loans.

A very solid market for rentals for both college students and/or professional peeps just wanting to live in Golden.

Depending on how close you are to I5, you’ll attract some interest from tenants stationed at JBLM but you’re outside of the zone where you’re likely to attract a PLU student.

The state pays you, not the tenant.Allegedly, the tenants do better because they're in a communal setting and the case workers love it too, because they don't have to travel to as many houses.As there are broadly similar approaches to student housing, this isn't setting my BS alarm off; at least, not exactly.
