The Pex pipe runs above an outside patio roof that was not repaired correctly nor insulated.

Among other things that got fixed, the inspector found drooping insulation and some mold on the joists in the crawlspace.  

They may just have you rip out the sheetrock so they can inspect the framing, electrical and insulation.

A newer more efficient window could help and some foam board insulation possibly on the stone foundation walls could prevent the temp from dropping as well.

Here's the bad news:The insulation is very old and minimal, probably an R-12.

I personally went into the attic today and I saw lots of damp spots on the insulation above the ceiling.
