My monthly fees are as follows (handyman inspection $125, Cleaning $270 a turn (I collect this from guest), TAT&GET (collected from guest) Property Taxes, Insurance (I highly recommend you price this out, with hazard I pay $1,200 a year), internet/cable $100, Electricity $300 a month, AOAO dues $900 (association fees are increasing minimum 5% a year).  

Pierce that corporate veil like a water balloon.I have a few buildings and each with 4 or less and hence residential investment loan. i agree and have come to the conclusion to increase the liability insurance by 500k. 2nd- buy an umbrella insurance from the same/different carrier. 

We are currently experiencing another downward push on rental prices (we are continuing to reduce rents), an increase in vacancies, and an increase in time to fill units.

When I sold my properties, the price did not increase much (though there was still a slight profit, couple with the rental I had over the years and currency gain (bought when USD was low and sold when USD was high).

I would also considering buying 2-4 units if you are trying to increase your cash flow.

Assuming rents will increase surely it will cash flow at some point correct?
