It’s easy to find tenants, population/jobs are increasing, and property taxes/insurance aren’t skyrocketing. 

You can show a packet to the mayor of the city, and they'll focus on a 3d picture of the development rather than 10 bullet points on how it will increase affordable housing supply.

When we tell them our opening bid is $1.5M they try and negotiate off the $500k because that was the original loan balance but due to other circumstances like modifications etc. the loan balance has increased significantly.

There are very few places where you can still get anywhere near the 1% rule, and in Omaha you really don't have to look that hard to find those opportunities in droves.Not to get too into the weeds, but I have a thesis that the Midwest as a whole will begin to outperform the coastal and southernmost cities as time goes on-- primarily driven by increasing COL & decreasing QOL in said coastal urban cities. 

It all comes down to picking the right areas that work well with your personality and attract the type of clientele you feel comfortable working with. 

There are other communities that would have better opportunities to cash flow.Although there is no guarantee of future income on any STR, I believe that 2025/2026 we will see a good increase in travel, mainly due to EPIC opening and the overall attitude of 'the people' coming off of the election.
