They are not owned by the client who hires the architect/engineer.

But, if the cost is fairly nominal, maybe under a couple grand, and you have no experience in real estate, including owning your own home and hiring contractors for that, then it is likely worth it.I would always start with a deep assessment of where you feel you don't have adequate knowledge.  

If for some reason you are not able to do tours in person you might want to consider hiring a leasing agent or property manager to do it.

What kind of contractors should I be hiring? 

Either that or hire an expert to tell you what it means.

If they are not out in 3 days, hire a good eviction lawyer and add this cost to the money owed by the tenant.

Hiring an attorney to look at the documents is a good idea but doesn't come cheap.I would recommend googling things along the lines of "Evaluating passive real estate syndications."

I know people handle the hiring and pay structure of their contractors differently.

On the one hand, doing my taxes myself helped me to understand the rules and processes better...on the other hand, you don't know what you don't know, and sometimes those mistakes can cost you a lot of money (in my case, more than hiring a CPA).
