I would put the patio, not sure about the grill.

However, I was curious with Memorial Day weekend approaching am I able to hold our meeting at my house and simply write off 50% of the grocery bill for items we grill out versus eating out?

I would leave the kegorator but take the propane tanks and grill. 

For what it's worth, in my area I purposely stay away from decks for the maintenance reasons and insurance reasons (my ins carrier makes a stink about grills on decks of rentals...something about careless renters, lighter fluid, and burning buildings!....

As far as the no pool thing - you can probably have something comparable - hot tub, kiddy pool, outdoor grilling/lounging area with lights, cornhole/ other games etc.

When you meet with people and try to sell them on your services you need to use sell both the sizzle (flyers, single property websites, social media, etc) as well as the steak (price and making the house look really, really good).

In the DC metro I notice more properties are painting the plywood black and then painting the window grills over the black so it gives a false sense of a window.
