Many of the software just flat won't work otherwise!

RE is a long game, and congrats on having $250K in cash to spend!  

I've been in software development for over 15 years and leaving the 9-5 to stay home with our son.

I use QuickBooks for our accounting software, and it has a built-in millage track that I use. 

Investing is a long game.

There is not a software I am aware of that breaks down the annual to monthly.

My question is would it make sense to save for down payment for another primary residence and rent this home out with negative cash flow to get into the REI game.

I'd have no issue if they mailed me or scraped TOT info to reach out etc, but to use a businesses platform to market and take revenue away, and have to disguise your contact info to do it...no thanks.I realize some of that is just the name of the game, and plenty are ok with prospecting this way but for me you can use the demographic of STR owners without directly sourcing via the competitions platform.
