Hey BP Community.I have been in the RE game for around 5 years and it's going really well.I own 5 properties that equal 9 units now that I rent out furnished and usually shorter term (1-4 months).I manage the places myself and charge pretty high rents since its shorter term and furnished.I pay for all utilities, and wifi etc.

The current tenants have been long term, but one of the units is a studio apartment and would be perfect to be rented to a nursing student during the school year (we're considering using it ourselves as a vacation unit, so we'd rent it out furnished).

But we have 2x months rent as deposit and if he went bust we'd get all the furnishings (I suppose he could move them all out in the middle of the night if he knew that was happening)The lease is the same as our others except two items:  He does light maintenance (leaky sink, bad outlet, etc), and we require 60 days notice for both sides vs. 30.
