(BUT) that being only a part of the picture.You also have to (Get a Good Deal that Cash Flows).And that effect things a lot.If the house across the street cannot be had for a good deal amount and terms....spiral out to find what you can find.Also New Jersey rental laws are very fractured across the state, with little boroughs, and whole cities having different LandLord Laws.So one borough two towns over, or just outside the city line could make a big difference in your "Ease of Operation" and profits.Some place might be more Landlord friendly than others--talk to the local real estate investors clubs about whats up in their area regarding this.Good Luck!
