I would probably try to speak with them face-to-face or on the phone and finish the conversation by telling them you will send them a formal letter shortly with the exact date after you talk with your contractor/partner, etc. 

I live fairly frugally, and my student loans from med school are low as I qualified for lots of scholarships and have a great repayment plan.

We also ask for 2 months worth of most recent paystubs & bank statements in order to qualify tenants.  

I have enough funds for everything, however i don't qualify for a mortgage.

@LORA JOSLYN, if you have 2 years of tax returns that will qualify you, you shouldn't have a problem.

I have such a small income that I qualify for most benefits, but the cost of living has increased faster than any COL increases.

However, they can be a PITA, the rates are ugly and you need to have a pretty good amount of equity to qualify.  

Is that interior lot line assumed when a duplex is built, or is some kind of formal process needed?
