Enrique,The reason for the W-9 is two fold.  1- In states with the requirement to hold the deposit in a separate account(A Trust account per the Washington State Bar Pamphlet link below), you will need the W-9 to open the bank account.2- In states that require interest to be paid on the deposit held, you need a W-9 to ensure the interest is reported on the 1099 to the correct social security number.

@Erickson Sainval, the joys of multifamily, and particularly larger scale multifamily is two fold, regarding rehabs: a) you are doing the same finishes across all units.  

They have all appreciated - even 5 to 8 fold but not $500K profit.Also the sell decision is never just on one property, depends on overall portfolio.

So many see the work and time involved and instantly fold.
