With the right post-sale contract you can set up a variety of structures but as @Chris Mason stated, how you purchase the property might prove to be problematic.If the property is using cash or hard-money, then you will have more flexibility.

You send flowers to the next of kin and call it a day.

So you might want to live in an area for a variety of reasons....or maybe NOT live in an area for a variety of reasons. 

Good ones work well on a variety of odors, but cannot defeat cat urine on its own (cat urine requires every resource to address it).  

Paying for licensing courses, state tests, MLS dues, and a variety of other fees can add up, especially the yearly or bi-yearly renewal fees for licenses, Realtor associations, MLS fees, and various admin fees .

Keep in mind that their assignment fee covers a variety of costs they incur on the front end before ever closing a deal.

@Bram Spiero I took a spin around some of the areas near uptown and Plaza Midwood is a really cool area and had some a good variety of homes that I would love to rehab if I were in that market. 

Then I would trim the bushes, clean up the beds, add mulch and some flowers for color.

I can be hard headed, and by being nice and covering it with flowers may not get a point across.
