captial partner is probably what your looking for.I would advertise on Pace Morby's facebook lots of beginner investors on that site that might do deals like this .. most experienced investors wont do gap funding based on risk. 350k unsecured line from a bank is really good those are hard to get.

If you don't already have cash buyers in the area (I am one myself) I would recommend joining facebook groups and going to local meetups to start networking with buyers.

Honestly this is why the govt needs to change the criteria for an accredited investorIt has not changed the amounts in like 40 years and many people making $250k a year cannot afford to lose $50 or $100k which is happening now as many use the “accredited investor” as a status but the only status is you can lose $ and govt doesn’t care.Besides that the jobs act introduced crowdfunding and regulation a+ that allows people to invest hundreds or thousands of dollars at a time not $50k and accepts non accredited.

Hey Bob,Depending on the lender, I am assuming you are working with some hard money lenders, their appraisal or BPO will probably include an opinion subject to the scope of work.ARV is relatively easy to figure out yourself, made easier and more accurate working with trusted agents and managers.Im not as active as I should be but I have seen several Facebook groups dedicated to Florida Multifamily deals.

There are tons of ethical wholesalers in your home state, who post in some sort of non specific NJ RE investor Facebook group, who definitely do not daisy chain their deals, inflate ARV's or just post crap that's literally on the MLS.

Mainly because they have a fake account on Facebook making their marketing posts in all of the Real Estate groups (Raina Beyond is the name on Facebook I believe), plus their website was very amateurish.
