With mortgage interest rates on a recent downward trend, we have already experienced an uptick in mortgage activity since the slower pace in February, March and April 2024.

Someone more experienced may chime in, but my impression is that at a certain point, you're putting less in reserve for expenses/maintenance because you've already got a chunk of cash stuffed away, and the likelihood of "all" or even a high percentage of properties having major repairs all at the same time is much lower than one or two lower end properties while we're starting out.

Hello everyone, I am a new user on this platform and joined because I am interesting in investing in multifamily and connecting with experienced investors.

Being that the brokerage is small and new, and we are all mostly new agents, I don't have a large, experienced "team" to help find a buyer, so I am pretty much on my own trying to navigate the selling process of this home. 

How do I disqualify them without getting myself into a legal mess.I am just really hesitant to rent to anyone of disability and would like to hear from someone more experienced them I am in this area.
