I dont really know what a FLW house would bring a premium or not except his famous one I think its in WI house on a rock or something like that.

Eliminate all popcorn ceilings, repaint everything, new flooring throughout, renovate bathrooms, add a bathroom, renovate the kitchen, improve outdoor living, improve curb appeal, and believe it or not, make the garage exceptionally nice.

Stick to your policy and don't refund except for the cleaning fee.  

Changes: There will still be a tax lien sale like there is now except the bidding mechanism will be to bid down % interest rate instead of % of ownership.

Might be able to find an exception somewhere (might have to reduce LTV/value by amount), but typically pretty black and white for DSCR regarding no rehab needed

Thanks for reply @Gino Barbaro  Cheap capital and debt, Introduction of new and awesome tech and an abnormally exceptional market has definitely obscured basic management fundamentals. 

All your full documentation information (IRS taxes net and bank assets) are input and approval is a program, generally no exceptions to their rules.

I wasn't able to have much success with the software for moving my deals, but they did make an exception and I was able to get my money back after a short time of trying to move a few deals.

Multiple offers are now the exception, not the norm.
