I have learned the art of persuasion and selling from numerous sources over the years, however, the best persuasion techniques that I have learned came from one of my favorite mentors, Brendan Burchard.

Have you used the Dion McNeeley technique from his BP podcast to get them to sign new leases just under market value if they are good tenants?

While this technique sounds simple on the surface, the little details can really put you in a bind.  

I used a house hacking technique, learned the term from Bigger Pockets, and lived in the property to satisfy the loan requirements before renting out the property.

Tricky sales technique: "He said "well if it is okay I might recommend this property to my partner and we might buy it as long as you no longer have an interest."

If one wants to wholesale you would do better going to work at a Car dealer FIRST to learn how to sell ... and how to close.Most people simply can't close.. can't ask for the order do not know that there is a definite skill and methodology to get folks to commit to do business with you.. this again is why real estate license is a great thing to have it then gets you in front of the sales guru's who teach sales technique... which is as we know critical to success.. when in fact wholesalers are just real estate sales folks doing it mainly illegally in the first place...
