We are on Airbnb/VRBO as well as 13 other channels and our mix is 40% Airbnb 30% VRBO 30% other (roughly). 

I prefer Columbus, OH for the mix of appreciation and cashflow

A good way to forecast rental demand is to also look at economic data from FRED - population growth over the past few years, median housing income, job growth, crime rate, schools, ethnicity mix, etc.

So, that gives you some exposure..Its normally not advisable to mix business lines.
