NY State is fine to invest in.  

There are certain ways of doing things, which are just fine, but they may not maximize the use or performance of something.

The single digit percentage optimization is not worth balancing on razors edge all the time.Normal investments and life we are fine..

I know there have been some steep fines for those that were caught breaking the rules, especially in New York and San Francisco, but I also know there have been, and still are, some battles against the short term lease laws and restrictions. 

So if it were a drug offense you could follow it from the person being pulled over and read the police report, all the way through adjudication where you can see if they just had to pay a fine, or went to jail, or whatever.What I can tell you is that you want to be picky about placing a good tenant.  

I had to refinance/cashout to pay off the HELOC because the lender would not allow that debt/lien on our home which was fine because it was a variable rate HELOC so there is risk that the rate would go up over time as we are witnessing now.
