On top of that I love how they say keep your job and do real estate well in my eyes the best way to juggle that is with LTRs if I were to get in to the STRs I’ll just buy a Hilton and quit my job…… easier said then done.

For out-of-state networking, I'd focus on engaging regularly in BP forums (like you're doing now), joining virtual meetups in your target markets, and connecting with active BP members who consistently provide value here.

W of I-25, as close to the mountains as possible will be easier to find tenants generally speaking (also think of the commute into Denver), and the spring will be the easiest time of year.

There are a few dozen houses with my target number of beds/baths/sqft that have been listed for rent on Zillow for 2+ months with 0 applicants.Is this normal or is it a sign that's there's not enough demand for rentals?
