I think these type of properties do cash flow well from my understanding. 

We're targeting properties up to $200K, with a focus on BRRRR and potential flips if we find a great deal.I'm eager to learn from experienced Pittsburgh investors and agents.

I am not giving legal or tax advise but from what I understand LLC are not recognized in Canada and will be treated like a C Corp.  

I hope that makes sense as i'm trying to better understand how to go through this process the right way and increase my chances of approval.

I came back to Ohio and started working for a construction company, and have been there since. (2017) Currently I manage an asphalt plant for them in Columbus.I haven't done a ton of real estate investing, but have a strong understanding of construction, and project management. 

For example a price below where I think it will sell for, attracting more Buyers, but not too low where I'm doing unnecessary work filtering out Buyers who don't understand the market conditions.
