I want to make a few offers but it's been really difficult finding  A realtor and mortgage broker that will actually work with me.  

I think the licensing requirement is good.I also think that getting a real estate sales license should be much more difficult. 

The average tenant is very difficult to collect from depending on your state's laws.

Some guests are just not tech-savvy, so basic instructions for utilities/amenities that are difficult to navigate is a touch that is appreciated.

Much of real estate investing is being able to sleep at night and I imagine that's very difficult to do if you're worrying about if your $X00,000 beach house still has a roof the day after a Cat 5 blew threw and a Cat 3 pending the following week.   

Off the cuff, FHA can be difficult with appraisals, sellers willingness, self-sufficiency test, life time PMI, & FHA premium.

However, our concern is that it would be difficult to find a tenant in those areas.

- Detroit is making it more and more difficult on owners that do not get a CofC.- It's usually not that difficult to make the required repairs - unless the wholesaler & their PMC have misrepresented the condition of the property!

For instance, I currently have a legacy tenant who is 20% under the market rate, and the proposal would make it very difficult to get market rent for that unit.
