If you want a database that is constantly updated, and that gives you a lot more data like length of ownership, debt, finance history, etc. there are better alternatives. ;-)

Darian,Welcome to BP,  I would say sit down with your Parents and get a list of all their contacts (friends, family etc...) put into a database and have them send out an introduction that their son is now in the RE business and if they know anyone that is buying or selling to please contact you and as always Referrals are greatly appreciated.

Just make a habit of doing it, keep their contact info, property address and rental amount they were asking in a database and call them every 4 to 6 months to let them know you are still interested.
