A common one is adding an accessory apt onto an appropriate single family (with all the right permits and licensed workers) or maybe just buy a sf with an apt or aim for a duplex.

Then I'd look to a valuation that is similar to a home plus accessory unit, or combine an average cost per unit for something similar to townhomes.  

If you know of a fraud and benefit from it then it seems you are an accessory.  

I'm 39 and live in Yorktown Heights, NY where I own a house with an accessory cottage which I rent out.

So I became obsessed with rental producing properties...When we were looking for a long term home for our family in 2010, I stubbornly insisted that we focus on duplexes or single family homes with accessory apartments.Single families with accessories was specifically what I wanted to target because of the lending programs that allow only 5% down as opposed to 20-25% down.We found this home in Essex Junction.  

I'd recommend looking into the SFR's with accessory apartments.
