They are essentially doing what a brokerage house does for an IRA, just with people processing individual transactions as opposed to computerized trading of commoditized assets. 

and your way over 700 to 1mil average probably.in some markets 400.00 for transaction coordination may not be viable.. someone may have to work for 200 a file or something like that.. out our way brokerages are just places to hang your shingle these days.. there is no floor time there is no support.. basically at our brokerage I walk into the office and our office manager Patty is 90% of the time the only one in the office.. everyone works from home .. these days.. at least were we live.. some will have an office but are rarely there..

Can't even have the Stove missing or any shingles missing on the roof............... these type of " Small  things  ? 

He's not going to take you to court for some old boards, shingles, and sheetrock unless it's enough to justify the trouble.

I have 122 front doors and in the 7 years I have been investing in rental properties have had 3 residents die, others trashed a few, bankruptcy, 1/2 of a roof blow off, inefficient Property Management letting slow paying tenants payoff debt too long and need to evict, an OD in the unit (prescription drugs opiod epidemic), plumbing issues (water goes down and the units below have damage too), mistakes by section 8 or other government assistance organizations, the city coming by and citing for shingles on roof starting to look weathered, but no leaks and required to replace entire roof, Furnace or boiler go bad etc....You can NEVER have too much in reserves. 

Replace some cracked shingles (he has a clay tile roof)? 

I am looking to replace a Shingle Roof on a single level property.

Cut a hole in the roof, and lap the shingles over the upslope side of the roof vent flashing shroud. 

The shingles are brittle and cracking and splitting with some shingle tabs broken and missing.
