I would be focusing on cleaning up bookkeeping, communication portal with client, vendor list management, payment processing, etc. 

The pain is removing all HVAC, plumbing & electrical so you can sister or replace a beam or joist and then put them all back in.

Clear up the myths, clean up the mythos, and truly get to nuts and bolts of investing.

Hopefully they leave the place in good shape and clean so you can put it back on the market

I'd also have money held back at closing (a significant sum of money) that they do not get unless they are out within the 30 days (or whatever you agree to-do whatever you need to have them treated as a short term tenant) and leave the place clean and in good condition (ie same or better than when you viewed it).

While we lean heavily on the pro's  for repairs and estimates it makes it much easier when we know the typical issues and concerns on the plumbing, roof, electrical etc sides of a property. 

If they choose to leave, then I would give them no more than 60 days to vacate, clean the place up, and rent it for market rate.

I was thinking I would create a course that involves a field trip to one of the flips I am working and pointing out all of the things they should catch and helping them understand rehab costs at a line item level.I am an expert in electrical and learned plumbing in the Coast Guard.

The duplex itself is a disaster it is a 3/1 and 3/1.5 vandals got in when it was vacant and cut pipes and electrical basically would need to be gutted and probably over 100k in renovations.  

The attic has to be cleaned as well.
