Wow...instant classic!

The "subject to partner's approval" is the classic "I'm not going to buy your property, I'm trying to flip it" clause.Do some better marketing, consider using an agent and getting it into the MLS, where it will be seen by everyone, including the investors they were trying to shop it to at a marked up price.

Anybody / contractors in Houston Texas Area know where to find the supply line for the classic claw-foot tub that i can buy either today or tomorrow?

The location seems premium with great views, classic old houses and easy access to downtown and the highway system but the prices are ridiculously low. 

I agree @Chris Martin I think what seems to be going on is a classic political slow roll in our favor this time.

For the amount you are looking to raise and your lack of track record as an investment sponsor (meaning one who controls a deal funded by the money of another), this proposal is a classic "friends and family" deal.
