Pay the taxes on gain, depreciation, and ACA but have free cash after (and no more depreciation write off)2. 1031 and indefinitely defer those taxes (and keep depreciation benefit) but pay a higher price to buy a replacement locally.That sounds like date night with a glass of wine and an excel work book to figure out where you come down personally.

With a 1031 you get to defer indefinitely the payment of that tax.

I do, however, agree with you that buying with fixed-rate debt and holding indefinitely is about as perfect of an inflation hedge as a small fry like I can get.

If you would take a cue from a few of the Japanese Carmakers.... 1) Toyota is moving the headquarters from Torrance to Plano Texas where property values are on the rise but still affordable in and around that area.2) Nissan moved from Torrance to Franklin Tennessee a few years ago where cash flow is very easy to find around that area as well.Cap rates here are very low but safe.

@Omar Khan If it were climate controlled storage, I would install a kiosk system and as long as it would require a minimum level of involvement I would be fine with that indefinitely

Since a lot can happen in 2 years, lets just play on worse case scenario, in that your future life situation requires you to use your side of the garage space for longer than 2 years (indefinitely).
