I'm thinking CPA might not be correct because the whole point of a QSST is that the S-Corp stock still behaves like an S-Corp and is a pass through entity for profits and losses even though it is held in trust.

If I go for the “renting to college kids” or “renting rooms to individuals who share common spaces” route I was hoping to rent per room at a higher price.My monthly expenses are roughly $1900, therefore I would be having to pay the difference if I rent for less, however I would be freeing up roughly $1700 per month of my own money to invest elsewhere.
