My attorney's drafted the mortgage and note and we sent it to our favorite title broker at Fidelity National Title for closing.

You will want an attorney and try and get it through federal court as district court will take 3+years (if you are near the city expect 5 years then several years to evict)Through federal court you may be able to get it done in 2-3 years.I strongly recommend you offer a nice cash for keys package.

Should we reconsider our attorney's recommendation and go for a single revocable trust or is there a more efficient way to handle this with separate individual trusts? 

It would be your RE attorney who can answer this question. 

Depending on your personal needs from a mentor, you may also want to just start talking with Brokers, Property managers and attorneys in your area.  

We do Self storage so we use 90%.The lease is legal but you or your attorney need to vet it.  

You would want to run this by an attorney to get the right wording.

Title insurance protects you against anything missed by the attorney or something not yet filed.

Hire an attorney and post the court costs and attorney costs to their account.
