After analyzing over 1,300 active single family homes in Reno, Nevada we found that the majority of homes cash flow around a 4% cap rate, with outliers in the 5s and even some at 6%.A cap rate is a measure of a property's investment potential, calculated by dividing the property's net operating income (NOI) by its purchase price.

I am an investor agent so I only work with 2-4 units, in a typical spring/summer market I analyze about 200 properties a week and find 7-10 that meet my minimum criteria for clients.

Cons: I’ve analyzed +30 deals in the last 6 months and property 1 has much stronger expected IRR than anything I can find.Option 3) Sell property 5 and hold the cash -- Pros: Improves cash flow by $600 / month, Adds $40k cash to bank account, lowest expected IRR in portfolio.
