I have been researching this a lot lately because I feel this could not only shelter me greatly in 2022, but make or break my chance of being a full time real estate investor (which Ive been chasing for 20 years now, police dont make a lot :). 

I have done quite a bit of studying and research over the past year and a half, and I've recently started reaching out to potential cash buyers in the area.

After researching further though on social media and then criminal records I found about 12 previous arrests and numerous convictions burglary, theft, criminal trafficking, molestation (don't think convicted), battery. 

Researching local laws, taxes, and economic trends is crucial.

**Do Your Research** - **Understand Seller Financing**: Familiarize yourself with the mechanics of seller financing, including how it works, the benefits for sellers, and the risks.

I've been researching this quite a bit and am looking into acquiring an STR that I would actively manage and would keep average stay at 7 days or less.

Just my advice - research is key, so take your time to learn and define your strategy.

So, when investing in areas they don’t really know, investors should research the different property Class submarkets.
