I am not in a position to use the investment property as my primary residence to house hack so I realize that the interest rates will be less favorable.Has anyone made a deal work using a HELOC as a down payment for a buy and hold property?

Maybe I am naive, but if they are giving a large security deposit and they realize its not working and stop paying, do we not just move forward and the lease is canceled?

Agree with @James Carlson - we all start out chasing cash flow and then watch a property go up in value 6 figures over time and realize that cash flow could never compete with that.

I realize the answer is going to vary but does anyone have recent experience replacing HVAC unit? 

because each time hit with realization of the BS, the whole game is rigged that it's not BS, it's just you havn't gotten to that other thing, that next level, that other access, and it keeps ya going layer after layer after fee after membership. 

I'm loathe to pay for courses or sign up with guru-esque trainers, but also realize that botched DD can cost even more. 

You will realize that your own capital will never suffice and that you’ll need to learn how to raise capital - as much as you can - for many projects - over years.

I realize it is nice to talk about things when they are rosy, but likely the best time to discuss these things is when they are not.  

@Derek FortinIf you contacted a buyers agent and made an offer and are now waiting then yea that is unethical and you should not have contacted seller directlyIf it’s a sellers agent it’s gray if you wait for listing to expire as just realize a buyer could come along at any time.Lastly what paperwork did you sign?

I think people need to realize, if they are not going to go hunt for their own food and have it served to them, then they will pay more, just like going to a restaurant - so expecting 11%+ for someone to find the deal is still around, but expectations should be lower.
