Columbus has the Ohio State University graduating 6000+ students a year and as the state capitol, the 2nd city to be named as a "smart City" in the US and the amazing amount of growth and re-purposing of property, Columbus is on a fantastic trajectory.

I own a 3/2 standalone SFH in University Park, and the tenant is interested in buying.

Although I do not know your area, thus I cannot point you to the best areas to look for these properties in, I can tell you one universal thing I have learned since restarting my Property Investing, and that is there are a heck of a lot of people within 30 minutes from where you live now that can help you. 

I'm under the impression BARRR (A for advertise) is universal.  

I saw that I used a universal and you almost never should use them.However, the way @Nick Tzenevrakis described his situation it is a great way. 

Things like medical and universities are stabilizing forces.
