I am finally joining Bigger Pockets and I know I have work to do on setting up my profile.

This is part of why I chose a lower LTV was to keep positive cash flow while still enabling me to pull out 19k to keep as reserves for the property which has proven especially important with the onset of the COVID-19 pandemic.

I would be self-managing at the onset, but I’d like to factor in that cost.

Even if they balk, it exercises your creative muscles. 

I would say, get a GREAT scope of work from the onset, agree on a firm action plan, and then let manager and contractor do their jobs.  

Does anyone know of any good books, or courses out there that are practical and useful for guiding new RE investors on setting up and raising funds from private equity investors?

Do I need enough cash reserves to cover any possible capital expense at the onset?

I was wondering if I could get some advice on setting goals.
