Up north the gas company will install additional meters for a very low cost, usually hourly billed time for the work and possibly low cost equipment.

If you have a class C plus or maybe low B area, you can screen to select the best or top end of tenants in the program. 

Nor would I pay retail for a property with that low proforma return even though I like PR.  

With $4+ million in equity, you could conservatively leverage your replacement property(ies) and generate strong passive cash flow from high quality NNN assets.

After owning the property for 1 week and putting in a lot of sweat equity, I've concluded that I want to keep the Inherited tenants based on the condition of their living space and the quality of the people, Knowing I want to keep them to save myself the headache of a  turnover and vacancy of a projected move out If I were to suddenly increase rents. 

They keep rent low, give gifts and homemade cookies for Christmas, make upgrades whenever the tenant requests,  accept all the late rent excuses, etc.The truth is, your tenant is not your friend.

The bleeding is now over and you can move on with a quality tenant that will provide you the cash flow and property respect that you deserve. 

It is not a strategy that I particularly like, especially when you are low on cash.

You got only 4 bookings from Airbnb because your ranking is really low on Airbnb.
