I think they're worth it, I have spent $3393 on warranties over 4 years on 5 properties (one property has 2 units).I would have paid at least $3224 out of pocket for the repairs.I like them because they save me time.

I spent a lot of time before committing to the modular home process.

Some of the work we did ourselves, but most of it we contracted out.Fast forward to today, We spent about 70k on all new bathrooms, flooring, minor upgrades, and a badass kitchen.

Reason : the additional 20% or $80,000 is better spent towards down for another property (provided of course I can afford twice the negative cash flow) because the annual appreciation @ 5% (which is likely in Florida) will be greater than the negative cash flow per year. 

You're asking someone to spend a lot of time and energy to share what they've spent years - maybe decades - learning and developing.
