As @Nicholas L. stated what are the expenses going to be if you had to put money into the property and could you raise the rents if you did fix some of the issues.

I'd lean toward believing a Masters in Real Estate would serve agency well and an MBA more on the investor side but that's just top of my head thinking with nothing to back that up.

They are paid public officials there to serve the us all.

I want a simple place to track my P&L's and tax implications like accumulated depreciation and tax deferred tax losses. 

I have never done this myself, but I do know an agent or two that serve as both an agent and a wholesaler of off market properties here in CT.

She was using a tax definition for "in service" which differed from "Placed-in-Service" and I thought she was using straight English, when she was actually using another definition.Regardless, the last couple forum posts helped me to fill out my first P&L Statement, so I do greatly appreciate the feedback on these terms.
